Barndominium Builders in Auburn, Washington
Auburn sits in King County as well as Pierce County, yet one City building office covers the whole incorporated area. Most of the city is subdivided lots, industrial land and the valley floor, so a barndominium here usually means a barn-style home on a standard lot. The exception is Auburn's Residential Conservancy zone, a low-intensity district with a minimum lot of about four acres where farm animals are allowed and streets can run without sidewalks. That zone is the closest thing inside the city to the setting people picture for a pole barn home with a shop. The City's Building Services division checks plans, issues the permit and inspects, with applications filed through MyBuildingPermit. Barndominium kits and custom designs follow the same path. Because Auburn straddles two counties, the county line matters for septic approval and for which county page applies once you leave the city: King County to the north and east, Pierce County to the south. Send us the parcel through the survey and we will confirm the zone and the county.

Barndominium Builders Near Auburn
From a turnkey build to a shell you finish yourself, the work starts with the parcel: the access, the building pad, the route to sewer or septic, and the water source. The parcel decides the budget more than the floor area does, so each option is priced against your land rather than a rate card.

Barndominium Kits and Pole Barn Homes in Auburn
A kit suits an owner who wants to raise the shell with their own crew. A pole barn home sets its frame on posts and trusses (the engineering term is post-frame construction) and suits a wide, simple layout with a shop bay under the same roof; a metal building home uses a bolted steel frame. Which one fits your parcel comes down to the zoning, the site and the design values the local building office publishes, covered below.

City of Auburn Planning Services (Auburn City Code Title 18)
Auburn's RC Residential Conservancy zone is intended for low-intensity single-family homes with the characteristics of an agricultural environment, with farming secondary to the home. The code describes a lifestyle similar to rural areas, including farm animals and streets without sidewalks, and it protects land with significant environmental constraints from urban-level development. It applies only where the comprehensive plan designates residential conservancy.

City of Auburn Sewer Utility; Public Health – Seattle & King County or Tacoma-Pierce County Health Department for septic
Auburn's sewer code says any private sewage system must follow the county health authority's regulations, and a noncompliant septic system must connect once public sewer becomes available. North of the county line that authority is Public Health – Seattle & King County; south of it, the Tacoma-Pierce County Health Department.

City of Auburn Water Utility
The City of Auburn Water Utility draws from deep well aquifers and springs, independent of seasonal snowpack, and does not add fluoride; during shortages or maintenance it may temporarily take water from a neighboring regional supplier. Land outside the City's service area may rely on another purveyor or a private well, and a well needs proof of an adequate water supply.

- Residential Conservancy lot size
- Table 18.07.030 of the Auburn City Code sets the RC zone's density at 0.25 units per acre, a minimum lot size of 174,000 square feet (about four acres) and a minimum lot width of 125 feet. The code is current through Ordinance 7023, passed July 6, 2026.
- Two counties
- The City explains that Auburn is located within both King County and Pierce County, so candidates file with King County and King County shares the filing with Pierce County. For building, the county line decides which health department reviews septic and which county page applies beyond the city.

Building on land near Auburn
Inside Auburn, the Residential Conservancy zone is the one to search for: four-acre minimum lots, farm animals allowed, and room for a detached shop. Elsewhere the city is largely built-out subdivisions, commercial land and the valley floor, where lots are sized for ordinary houses. Check whether a parcel is on City sewer or septic, since the answer sends you to a different county health office depending on which side of the county line it sits. City water comes from wells and springs, so most lots connect rather than drill. For larger rural parcels, look at King County around Enumclaw and the plateau to the east, or Pierce County to the south.
